It’s a good question. Usually I like the question, “Is this the right time to buy real estate?” because until now the answer was always yes. It still is for investors who have the funds to “wait it out.”. There are a lot of bargains out there to be had right now and it’s a buyer’s market.
However, you have to be willing to hold onto that property you buy for quite awhile before you can realize a reasonable profit. You have to wait for the real extate market to rebound. It will happen . . . eventually.
But what about the question, “Is now the right time to sell my home?”
The answer is no if you are an investor. The answer is no if you can afford your current mortgage payments. But many homeowners don’t have a choice right now. Either their mortgage is too high or maybe they have to move for some other reason.
But how can you save money on selling your home so you can get out of the deal with as much left over as possible. One way may be to sell your own home, For Sale By Owner in other words, not paying a reasl estate agent 6%.
A lot of sellers who go it alone aren’t prepared to market their homes effectively - and listing agents are doing what they can to capitalize on this. “Without the MLS,” they say, “you won’t be able to sell.”
That’s enough to get some buyers thinking that they have to sell with an agent; just as a reminder though, you can sell with >flat fee MLS and have your home listed in the MLS without a listing agent - for a far lower cost.
